			<content:encoded><![CDATA[<p>Wendel, Rosen, Black &amp; Dean LLP, www.wendel.com,     founded in 1909 is one of the largest law firms in the East Bay dealing with transactional and litigation matters.</p>
<p>Wendel, Rosen, Black and Dean were eight and half (8.5) years into a ten (10) year lease term and occupied the    top two (2) floors of 1111 Broadway. They required a    ten (10) year renewal and wanted expansion space for    growth and hired Aegis to negotiate with their landlord.    The deal structure reduced the last year of their lease by    thirty-five percent (35%) and secured rates for the next ten (10) years. Wendel, Rosen, Black and Dean received    tenant improvement dollars and the expansion space    was completely built out to their specifications. Aegis    Realty Partners were also able to remove partner    personal liability from the lease.</p>

Aegis worked with SEIU for over 2 years before finding a 70,000 square foot building to house their new offices. The challenge was finding an empty office building within the Union’s budget that had abundant parking and was well located near public transit. The new building, located on Hegenberger Road, more than doubles the size of their headquarters and will house administrative offices and a training facility. SEIU retained Aegis in the sale of the Union’s existing 30,000 square foot headquarters building located in downtown Oakland.</p>

<p>Pyatok was housed in a Class C building in    downtown Oakland in which the interior needed    much upgrading. Aegis Realty Partners conducted    an extensive market search encompassing all of   Oakland Class A and B properties including Jack     London Square.</p>
<p>After reviewing several options for Pyatok and    developing a financial analysis to compare each    property side by side, two buildings were identified    as potential locations.    After extensive negotiations, Aegis Realty Partners    was able to secure Pyatok a new facility including    free rent, tenant improvement allowance and    significant upgrade in space.</p>
