Commercial Real Estate Broker FAQ's
How Much Will a Commercial Broker Cost?
A Commercial Broker is often paid by the landlord and will not directly seek payment from the tenant. You should clearly understand and discuss the arrangement with a broker that is working on your behalf. The Broker will be paid by the Landlord if and when the lease is signed.
What is a Listing Broker?
A Listing Broker is engaged by a Landlord. The listing broker is usually compensated by the Landlord and often has an agreement to split commissions with the Tenant Broker. Their goal is to lease the space for the benefit of the Landlord.
What is a Tenant Broker?
A Tenant Broker focuses on representing the tenants need for office space. The Tenant Broker will often work with the Listing Broker to find the best lease possible for his/her tenant.
Why Work With a Tenant Broker?
A Tenant Broker is your fiduciary that will leverage his/her knowledge of commercial real estate to find the best solution for your space needs. The Landlord broker is not working for you. An effective broker will present all the alternatives that fit your space requirement and help you determine the appropriate lease terms.
